Saturday 29th & Sunday 30th January 2011

 This is the first weekend with a reasonable volume of auctions this year. It is important to note that it is too early to compare the market last year.

 Since the 20th December 2010 (the last report) there have been 126 auctions reported with a clearance rate of 55 per cent achieved. This weekend it is 52 per cent. This compares with the 82 per cent recorded this weekend last year from 80 auctions.

 Of the 126 auctions reported a total of 69 sold and 57 were passed in, 30 of those on a vendors bid.

 The REIV is expecting 180 auctions next weekend with 390 the weekend after then 700 on the weekend of the 19th and 20th of February.

 The clearance rate from this weekend’s auctions is 64 per cent, higher than any weekend in the past month.

 This weekend is the last for auctions this year. Including this weekend’s results the overall clearance rate for the year is 71 per cent, lower  than last year’s 81 per cent but higher than in 2008 when it was 63 per cent.

 The clearance rate may be lower than 2009 but this obscures the fact that 30 per cent more homes have been sold at auction this year. More vendors have been successful selling their home at auction, highlighting the overall healthy state of the market this year.

 There was a total of 605 auctions reported this weekend, a total of  389 sold and 216 were passed in, 114 of those on a vendors bid.

 There will be very few auctions over January with listings expected to increase in early February next year.

Results this weekend show that the Melbourne residential auction market continues to feel the impact of the interest rate increases. The clearance rate this weekend is 61 per cent, compared to last weekends 59 per cent.

There were 836 auctions reported this weekend, of which a total of 508 sold and 328 were passed in, 210 of those on a vendors bid.

This current levels of demand are likely to continue as stock levels will remain high with over 1000 auctions expected for each of the next three weekends and buyers are more cautious in light of the banks decisions to increase rates above the decision of the RBA.

This weekend last year saw 722 auctions and a clearance rate of 81 per cent.

In light of the very high number of auctions this weekend the clearance rate of 68 that was achieved is a very healthy result and demonstrates that underlying demand is good.

 

Including this weekends activity, the REIV has seen average weekly auction listings increase by around 30 per cent compared to winter; interestingly, the clearance rate for spring has not changed substantially, with around 68 per cent of homes selling during the first eight weeks of spring.

 

There were 1031 auctions reported this weekend of which 706 sold and 325 were passed in, 200 of those on a vendors bid.

 

The total value of auction sales reported was $596.81M and there were $243.86M in private sales reported this week resulting in a $840.67M worth of homes selling this week.

 

This weekend last year saw 891 auctions and a clearance rate of 82 per cent.

 

Next weekend there will be around 430 auctions and on the following weekend there are 690 expected.
