Tenancy Documents – Protecting Your Investment!

Once a tenant is approved to move into a rental property, there are a number of important documents that need to be accurately completed to ensure the tenancy is legally binding. 

Our office understands the importance of protecting your investment, and will skilfully and carefully prepare the following documentation on your behalf:

Tenancy Agreement

Our office policy is that every lease-holding tenant must sign the agreement before they move into the property or receive the keys.  It is important that the agreement accurately records the terms and conditions, such as, if pets are accepted and a description of the type of pet if approval has been given; who and how many people are authorised to reside in the property; how is rent to be paid; as well as any special conditions. 

Condition Report

This document is extremely important and should not be considered a tick and flick report outlining if the property is clean and that all fixtures and fittings are working.  To best protect your investment, the report must highlight a description of all fixtures and fittings.  This includes the colour of carpets, walls and window coverings and the brand of appliances, etc.  When a tenant vacates, it is the condition report that substantiates how the property must be left.  If the dishwasher has just been ticked without a model number or brand name – the tenant can leave any dishwasher.

Bond Payment

The payment of a bond is not negotiable.  The tenant must pay a bond in “cleared” funds prior to moving into the property.  The bond is additional security to be held over the property should rent or repairs be required at the end of the tenancy.

Tenant Information

The more information you can provide to the tenant the better educated they will be. Our office has a number of detailed Information Sheets and an Annexure to the Agreement to ensure that we are protecting your investment.  

This includes lawn care, pet approval clauses, pool maintenance, procedure for emergency repairs, and tips on caring for the property to name a few.
