When making an offer, keep it simple

Before a home comes on the market the seller will have discussed an acceptable price range with the agent. You can anticipate the property will be advertised accordingly.

Despite the state of the economy, many sellers are content to hold out for an acceptable price and will simply withdraw their property if one cannot be obtained.

When you find the property you want, make a good offer and try to avoid complicating the deal.

Sellers are not likely to treat unrealistically low offers seriously.

You need to keep this in mind when you negotiate. If you persist with low offers, you are likely to find the property you so dearly want to buy is sold to someone else.

Sellers want an uncomplicated sale. If you saddle the deal you are offering with complicated special conditions you may find the property is sold to someone who has made an offer more in line with the seller’s expectations.

Be mindful that while you are negotiating with the seller he or she may at the same time be negotiating with others.

Until a contract is fully signed by both parties and you have been notified your offer has been accepted, the property will remain on the market.
